Which files speed up the address check?

Send what you already have, because each item gives the address check and the quote more to work with. Having nothing to attach is fine: a postcode and a few words are enough to start.

  • A title plan, if you have one (PDF)
  • Existing drawings or plans (PDF or DWG)
  • Photos of the house and the area you want to change (JPG, HEIC or PNG)
  • Anything the planning officer has already said about the property or the project

What arrives first, the reply or the fixed fee?

The reply comes first, and the fixed fee follows. We look up what applies to your address, choose the route that fits and send a fixed fee, no VAT to add. If you go ahead, a measured survey can follow, charged separately at £150, and the drawings come about 7 days after it. Free redraws on the drawing fees apply until approval if the council asks for changes.
