Location and block plans for your application, from £39
The first thing a council checks is whether your plans show the right land. A wrong red line or a missing blue line sends the application back. We draw the location plan and block plan to the council’s requirements: from £39.
- From £39, no survey fee
- Red and blue lines done right
- Scaled and north-pointed
What do location and block plans cost?
The fee starts at £39, with no survey fee and no VAT to add. It covers a location plan with the site edged in red and any other land you own in blue, and a block plan showing the building on its site. If we are drawing your planning set too, the two are included in it.
What the £39 covers
- A location plan on an up-to-date map, with enough roads and buildings around to place the site exactly
- The application site edged in red, including land needed for access, and other land you own edged in blue
- A block plan showing the building, the plot, the boundaries and the access
- North point, scale bar and an identified scale on both, ready to upload
- A check that the red line matches the ownership certificate the form needs
What goes inside the red line
More than the house. The red line must include all the land needed to carry out the development, including access to the public highway, visibility splays, landscaping and parking (gov.uk). A house whose only access crosses a shared drive needs that drive inside the line, and that decides which ownership certificate you sign.
The blue line is the rest of your land, close to or adjoining the site. It is not decoration. It tells the council what else you control, and it must match the title.
Why the lines have to match the certificate
Because the application is not valid without the right certificate (gov.uk). If your red line takes in land you do not own, you must serve notice on the owner and sign a different certificate. A false or misleading certificate, knowingly or recklessly, can bring a fine of up to £5,000.
We check your title plan against the line before we draw it, and tell you if a neighbour’s land has crept in.
- Does the red line follow the title or the fence?
- Is the access across land you own?
- Which certificate does the line require?
- What other land do you own nearby, for the blue line?
Location plan, block plan and the rest of the set
The location plan says where. The block plan shows the building on the site. Both are drawn to an identified scale with north marked (article 7). They are the front of a planning set: the planning drawings carry them, and a Lawful Development Certificate needs them too. If only the plans are wanted, this page is the one to book. For a check of the address first, see the constraints report.

- £5,000
- Completing a false or misleading ownership certificate, knowingly or recklessly, is an offence with a maximum fine of £5,000. gov.uk, Making an application

Are these included in the planning drawings?
Yes. Our planning set includes the location plan and block plan, so you do not pay for them twice.
Do I need a survey for these plans?
No. They are drawn from mapping and your title, so there is no survey fee.
What if the council says the red line is wrong?
We correct and reissue it. The fee covers redraws until approval.
