Community Infrastructure Levy forms done for you, from £49

CIL is the charge that catches owners out: the wrong form, the wrong person liable or a notice sent a day late, and a surcharge follows. We complete the forms, tell you which apply and when each is due: from £49.

  • From £49, no survey fee
  • Right form, right date
  • Surcharge risk explained

Your fixed fee arrives here.

Only if you would rather talk it through.

We use it to see what applies there: listing, conservation area, trees and so on.

Briefly: what you would like built, and what the planning officer has said, if anything.

Optional. Accepted: DWG, HEIC, JPG, PNG or PDF, up to 10 files and 28 MB combined.

Enquiries in by 3pm are answered that same working day.

What do CIL forms cost?

The fee starts at £49 for one project, with no survey fee and no VAT to add. It covers working out whether your scheme is liable, filling in the forms that apply and giving you a dated checklist. The levy itself is paid to the council, never to us, and its amount depends on the council’s charging schedule.

What the £49 covers

  • A liability check: does your scheme create 100 m² or more, or a new house or flat
  • Form 1, the additional CIL information, completed to go in with the planning application
  • Form 2, the assumption of liability, naming the person who will pay
  • Form 6, the commencement notice, ready to send before work begins, or Form 7 if you are claiming self-build exemption
  • A dated checklist so no notice is sent late

Will I pay CIL?

If you build 100 m² or more of new floor space, or create a new house or flat of any size, in a council area that charges it (gov.uk). A single-storey kitchen extension of 25 m² is usually below the line. A large side-and-rear extension may not be. We work out the new floor area from the drawings and tell you before you apply.

Not every council charges the levy, so we check yours first, and the council confirms the figure before you budget.

The forms, in the order they matter

Form 1 goes in with the planning application, and without it a council may refuse to validate. Form 2, the assumption of liability, tells the council who will pay, and the earlier it arrives the faster the liability notice comes. Form 6, the commencement notice, must be with the council at least a day before work starts. A late one can cost a surcharge and the right to pay by instalments (gov.uk).

If you will live in the house, you may qualify for self-build relief on a new home. That is Form 7, in two parts, the second due within six months of the compliance certificate.

  • Form 1: additional information, with the application
  • Form 2: who takes on liability
  • Form 6: before the first spade goes in
  • Form 7: self-build exemption, in two parts

CIL with the rest of your job

CIL is part of the planning journey: it is on the checklist after approval, with the conditions. See planning drawings, new build drawings for a new house, and discharge of conditions for the post-permission paperwork. Our CIL forms save you a surcharge by getting the dates right.

The CIL rules that cost people money

100 m²
CIL applies where development creates 100 m² or more of new floor space, and a new house or flat is liable whatever its size. gov.uk, Community Infrastructure Levy
Form 1
Applicants should submit Additional CIL Information (Form 1) with the planning application, and councils may refuse to validate without it. gov.uk, Community Infrastructure Levy
Form 2
Anyone who wishes to take on liability submits an assumption of liability, which can speed up the liability notice if sent before permission is granted. gov.uk, Community Infrastructure Levy
1 day
The council must receive the commencement notice, Form 6, at least one day before development is due to start. gov.uk, Community Infrastructure Levy
20%
A late commencement notice where one is required for relief attracts a surcharge of 20% of the notional charge, capped at £2,500. gov.uk, Community Infrastructure Levy
6 months
The second part of a self-build exemption claim, Form 7, is due within 6 months of the date of the compliance certificate. gov.uk, Community Infrastructure Levy
Instalments
Paying by instalments is available only where the charging authority has published an instalment policy, and a late notice can remove that right. gov.uk, Community Infrastructure Levy

Do you tell me how much CIL I will pay?

We work out the new floor area. The council’s charging schedule sets the rate, and it calculates and demands the sum.

Not sure if CIL applies?

Send the address and the extension size. We tell you whether it is liable and reply with a fixed fee.
