Reports for your home and your build, from £199
Pick the question you need answered, and the list below names the report for it. Each has one published fee on its own page, and there is no VAT to add.
What reports do we write, and what do they cost?
We write reports on the plans, quotes, condition and finished work of a house, from £199 for a builder quote comparison. The fee on each report page is the fee you pay, with no VAT to add. Two groups sit on this site, builder’s and construction reports, and property survey reports. Five more are written up in full on our sister sites, and we keep our price here.
Every report and its price
Builder’s and construction reports
- Construction drawing review£269We read the set as a builder would, and list the gaps, clashes and missing details before you price or build
- Construction detail drawings£409The wall, roof, floor and threshold junctions your builder asks about, drawn to suit your building
- Schedule of works£359An itemised list of the work and a written specification, so every builder prices the same thing
- Builder quote comparison£199Up to three quotes read against your drawings: what each includes, leaves out and guesses
- Snagging report£269A photographed list of defects in your finished extension, checked against the drawings, before you pay the last invoice
- Construction management plan£519The plan your planning condition asks for, on the council’s own form where it has one, from £519
- Tender package£899Construction drawings and a specification so several builders price the same job, like for like
Property survey reports
- Property condition report£349The whole house walked and photographed, with a written list of defects and what to repair first
- Building defect report£319One problem inspected: the likely cause, the repair options and who to call next
- Structural inspection for cracks£395A structural engineer inspects your cracks or movement, and we arrange the visit and the brief
- Repair scope of works£429A measured list of repairs after fire, flood or a leak, so every builder prices the same job

Structural calculations, engineering design and formal inspections are provided only through an appointed professional, such as a structural engineer or a building control surveyor. These reports do not replace them: where a report finds something that needs one, it says so and names the kind of professional to appoint.
How do I pick the right report?
Start with what you are about to decide. Each question points to one group.
- You are about to hire or pay a builder, or want the job built to a clear scope: the builder’s and construction reports (from £199), including the drawing review, detail drawings, schedule of works, quote comparison, snagging report and construction management plan.
- You are buying, selling or looking after a house and want to know its state: the property survey reports, a condition report from £349, a defect report from £319 and a repair scope of works from £429. That group goes live on this site soon.
- You need a specialist report for planning or the build site: flood risk, a tree survey, party wall notices, a feasibility study or a CAD conversion. A sister site writes each of these in full.

What is the same about every report?
Each report has a single published fee, shown on its page before you ask us for anything. There is no VAT to add, and we tell you in advance what we need from you and what you get back. The reports are written by chartered architectural technologists (MCIAT).
A report is a document, not an inspection by a regulator or an engineer. Where one finds something that needs a structural engineer or a building control surveyor, it says so and names who to appoint.

Why do some cards link to another site?
Five reports are written up in full by a sister site that owns that subject: flood risk assessment, tree survey, party wall notices, feasibility study and CAD conversion. The card shows our price and links to that site’s page, so you see the full description where it is kept. We keep our price here because the same team prepares them.

What do I need to send?
The address and the report you want. If you are not sure which, describe what you are trying to decide and we will say which report fits, before you pay anything. If you hold drawings, quotes or a survey already, send them: the report starts from them.
Reports questions
Is the price on each report the full price?
Yes. It is the fee for that report, with no VAT to add. A few are marked “from” and their page says what moves the fee.
Can I buy a report without hiring you for drawings?
Yes. Every report stands alone. If you need drawings later, the report is a good starting point.
Do your reports replace a surveyor or an engineer?
No. Structural calculations, engineering design and formal inspections come only through an appointed professional. Our reports say when you need one.
Why are some reports on other sites?
A sister site owns the full write-up of five reports, so the page for each lives there. You still see our price here and can order through us.
Not sure which report you need?
Tell us the address and what you want to find out. We name the report and its fixed fee.
