Corner blocks on the Becontree Estate

The council’s Cabinet approved on 11 November 2025 two Article 4 directions for the Becontree Estate. One removes permitted development for side and roof alterations on corner blocks, the other covers porches on all properties. They are non-immediate directions, due to be introduced in November 2026 (Barking and Dagenham Article 4).

For example, a corner house that fits a dormer under the current rules could lose that route when the direction starts. The council adds that its Design Code can allow alterations larger than permitted development in many cases, so an application on a corner block may still do well. We tell you which route is cheaper before you spend.

Roof plans and the checklist

The householder checklist asks for a roof plan at 1:50 or 1:100 wherever a roof is created or altered, showing its shape, location and roofing material, plus elevations and floor plans at the same scales (Barking and Dagenham checklist). Where a house is outside a conservation area, Class B can apply within its volume limits.

The council decided 351 of 351 householder applications inside 8 weeks in the year to June 2026.

Barking and Dagenham loft questions

Does my Becontree house need permission for a loft?

From November 2026, roof alterations on a corner block will. Other houses stay with the usual Class B rules.

Can I still do it under permitted development now?

Until the direction starts the current rules apply, but a certificate or application is the safe record.

What roof plan scale is needed?

The checklist sets 1:50 or 1:100, with the shape, position and material of the roof.

How fast does the council decide?

It decided 351 of 351 householder cases within 8 weeks last year. We cannot promise a date.
