Harrow loft conversion plans for £589

Harrow and the loft wildlife question

Under the ecology item of Harrow’s checklist, work on a roof or loft space calls for a preliminary protected species survey ahead of the decision. Heavy existing external lighting, or no vegetation near the works, can remove the need, case by case. Results may lead to more surveys or mitigation, all by a qualified ecologist (Harrow checklist).

We do not carry out ecology work. We tell you at the roof visit whether the survey is likely to be asked for, so the ecologist can be booked at the start rather than after submission.

Plans Harrow wants for a roof

Wherever a roof is created or changed, Harrow wants a roof plan drawn at 1:100 or 1:200 with its scale bar: the roof shape, roofing materials, chimney positions and windows. Elevations and floor plans follow at 1:50 or 1:100, dimensioned in writing.

Class B is closed in conservation areas, and Harrow marks Article 4 directions in Pinner High Street, East End Farm, West Towers, Pinnerwood Park Estate and Pinner Hill Estate (Pinner), and in Harrow Park, Harrow on the Hill Village, South Hill Avenue, Mount Park Estate and Roxborough Park and The Grove (Harrow on the Hill). For example, a dormer in South Hill Avenue is an application, while one outside the conservation areas can be tested against Class B.

Harrow loft questions

Does a Harrow loft conversion need a bat survey?

Harrow’s ecology item calls for a preliminary protected species survey ahead of the decision when a roof or loft space changes, judged case by case.

Who does the survey?

A suitably qualified ecologist. We draw the plans and tell you early if it is likely.

Is a loft in Pinner Hill Estate permitted development?

No. Harrow marks it as having an Article 4 direction, and Class B does not apply in conservation areas.

What scale are roof plans?

Harrow wants 1:100 or 1:200, with a scale bar on the sheet.
