Camden’s change on unbroken rooflines

Camden’s guidance says its earlier approach restricted development at roof level on any unbroken roofline, and that the current one is more flexible, giving weight to older extensions and permitted development ones in the immediate context. Not every unbroken roofline has heritage value; in a conservation area the appraisal says which terraces do (Camden Home Improvements CPG).

For example, a Camden terrace where three neighbours already have rear dormers is judged differently from an unaltered row. We survey and photograph what is next door so the case is made in the drawings.

Dormer design points and permitted development

The guidance says dormers fall within permitted development for houses, not flats, outside conservation areas (Class B). A dormer should be subordinate, sit at even distances from ridge, eaves and side parapets, have more glazing than solid, and be of traditional materials such as timber, lead or hanging tiles. Front-slope dormers are likely to be refused where neighbours have none.

Camden has 39 conservation areas. It decided 129 of 212 householder applications inside 8 weeks in the year to June 2026, so a complete first submission matters. Where an Article 4 direction applies, as in some conservation areas, further rights such as rooflights can be removed, so we check the address. The guidance also says an application needs existing and proposed drawings plus the supplementary documents on the council’s website, which is the validation list we draw to.

Camden loft questions

Can I add a dormer in a Camden conservation area?

Not under permitted development. Camden says dormers are permitted development only outside conservation areas.

Does an unbroken roofline stop a loft?

Not automatically. Camden now weighs existing neighbouring extensions, and the conservation area appraisal says which rooflines matter.

Will Camden allow a front dormer?

Likely not where neighbours have none, says the guidance.

How fast does Camden decide?

It decided 129 of 212 householder cases within 8 weeks last year. We cannot promise a date.
