What do loft drawings cost in Lambeth?

The total is £589: £439 for the drawings and submission and £150 for the survey, with no VAT to add. Lambeth Council’s fee is paid to the council.

In the Lambeth loft fee

  • A roof survey recording the slopes, eaves, ridge and stair
  • A roof plan with roofing materials named and the falls shown by arrows
  • Existing and proposed floor plans, elevations and a section
  • A note on roof-void wildlife, so any ecology report is known about before submission
  • Submission to Lambeth and answers to the case officer

What Lambeth’s roof plan must show

Lambeth’s Local Information Requirements ask for existing and proposed roof plans, to a metric scale with a linear scale bar, on every application involving new building work or alterations to the existing roof form. Roofing materials and their location are to be specified, falls of the slopes indicated by arrows, and terraces or other accessible areas clearly shown (Lambeth requirements).

That detail is easy to add at the survey stage and tedious to retrofit after a validation letter, which is why we capture the roofing material and slope direction on the roof visit.

Roof voids and wildlife

The same list asks for a biodiversity survey and report where development may affect protected habitats or species, including building-dependent species that return each year to nest and roost sites such as bats, swifts and house sparrows. An old roof void can be exactly that kind of place.

We do not do ecology work, but we tell you before submission if the roof looks likely to prompt the question, so the specialist is not booked in a rush.

Conservation areas and the route

Lambeth has 62 conservation areas, about 30% of the borough (Lambeth conservation areas), and Article 4 directions cover all or part of nine of them (Lambeth Article 4). Class B never applies on article 2(3) land, so a dormer in a Stockwell Park street is an application. Outside them a certificate may do.

Lambeth decided 333 of 354 householder applications inside 8 weeks in the year to June 2026.

Lambeth loft questions

What does Lambeth want on a roof plan?

A metric scale and scale bar, the roofing materials and their location, and arrows showing the falls of the slopes.

Could my loft need a bat survey in Lambeth?

The local list asks for a biodiversity report where building-dependent species such as bats may be affected. We flag the roof void at survey; the survey itself is for an ecologist.

Is a dormer in a Lambeth conservation area permitted development?

No. Class B does not apply there, so it needs an application.

Is the fee for the whole loft application?

The total covers drawings, forms and submission. Lambeth’s application fee is paid to the council.
