What do loft drawings cost in Croydon?

The total is £589: £439 for the drawings and submission and £150 for our survey, with no VAT to add. Croydon Council’s fee is paid to the council. There is no CIL on a loft in Croydon, because the council does not charge it on extensions or home adaptations.

In the Croydon loft fee

  • A survey of the roof, the eaves line, the stair and the room below
  • A roof volume calculation, which Croydon wants with a certificate for a roof extension
  • Existing and proposed floor and roof plans, elevations and sections
  • For an application: the short flood statement and the fire safety statement Croydon expects
  • Submission and follow-up with the Croydon case officer

When a Croydon loft needs only a certificate

If the extra roof space is within 40 m³ on a terrace or 50 m³ on other houses, stays below the ridge and avoids the front slope facing the road, a dormer is permitted development under Class B. Croydon’s list says a lawful development certificate for a roof extension should come with a calculation of the proposed roof space volume, plus plans, elevations and a CIL form (Croydon validation list).

Class B never applies on article 2(3) land. Croydon has 21 conservation areas, and Article 4 directions in Chatsworth Road, The Waldrons and Kenley Aerodrome (Croydon conservation areas). In Chatsworth Road, for example, the direction also removes the right to extend or alter the house at all, so check there before planning any work (Chatsworth Road direction).

What a Croydon loft application carries

Croydon asks every application, householder ones included, for a proportionate flood risk assessment and a fire statement or exception statement. For a loft, the fire note is about escape from the new floor; the flood note can be brief, with simple measures such as a water butt.

Floor and roof plans, existing and proposed, are required, and photographs go in a separate document that keeps out faces, number plates and views into neighbours’ windows.

How long Croydon takes

After validation, Croydon sends an estimated decision date 8, 13 or 16 weeks ahead depending on the type (Croydon after you apply); a householder loft sits in the 8 weeks group. Croydon decided 502 of 527 householder applications inside 8 weeks in the year to June 2026.

As for the levy, a loft is a home adaptation, and Croydon does not levy CIL on those (Croydon CIL).

Croydon loft questions

Why does Croydon want a volume calculation for my loft certificate?

To check the new roof space is within the 40 m³ or 50 m³ Class B limit. We calculate it from the survey and show the working on the drawings.

Is a loft in a Croydon conservation area possible?

Yes, but not as permitted development. It needs a householder application, and in the three Article 4 areas the controls go further.

Will Croydon charge CIL on my loft?

No. Croydon says CIL is not charged on extensions or other home adaptations.

How quickly will Croydon decide?

A householder application has an 8 weeks target after validation, and Croydon met it for most cases in the year to June 2026. We cannot promise a date.
