Dormers and ridge changes in Wandsworth conservation areas

Wandsworth’s conservation-area FAQ lists works that need planning permission there, including “raising the ridge of the roof and/or expanding the size of a roof” and “installing a dormer window to the roof” (Wandsworth conservation areas). Even without that list, Class B is closed on article 2(3) land.

Eight conservation areas also carry Article 4 directions, from Dover House Estate and Heaver Estate to Wandsworth Common (Wandsworth Article 4). The council warns some directions cover only part of an area, so the wording for your road decides. For example, a dormer on a Shaftesbury Park Estate cottage needs an application on both counts.

What Wandsworth asks of a loft pack

Floor and roof plans are drawn to an identified scale (1:100, 1:200 or 1:500) with north shown. The local requirements also say developments should include a Fire Safety Strategy, with exemption statements accepted for smaller schemes (Wandsworth requirements). A loft usually falls in that second group.

Wandsworth’s invalid-application list names a missing CIL form, compulsory even where no floor space is created, and a missing scale bar. After an email about a problem you have two months to respond (Wandsworth process).

Timescale and levy

Wandsworth targets 8 weeks for householder cases and decided 597 of 657 inside that time in the year to June 2026.

Its CIL outside Nine Elms and Roehampton is £427.13 per square metre, indexed for 2024 (Wandsworth CIL). A loft inside the roof adds no new footprint, but the form still goes in.
