What Brent’s list asks for a roof job

Brent’s householder list asks for a block plan, existing and proposed elevations and floor plans (normally 1:50 or 1:100), site sections with finished floor and site levels, and roof plans normally at 1:50 or 1:100 (Brent householder list). Photographs of the site and its context are needed on every application.

An ecological assessment or protected species survey is asked for where there is a reasonable likelihood of a protected species being present. If you leave out a required item, Brent wants a written explanation and may make the application invalid if it disagrees.

Conservation areas and Brent’s front-only directions

Brent has 22 conservation areas (Brent conservation areas). Its 2020 Cabinet report says its Article 4 directions generally apply only to front elevations and front gardens (Brent Cabinet report). That is about the front; the roof right, Class B, is closed on article 2(3) land regardless.

For example, a dormer in Queen’s Park or Mapesbury is an application, and a heritage statement is required for any householder application in a conservation area or covered by an Article 4 direction.

Timescale

Brent decided 643 of 660 householder applications inside 8 weeks in the year to June 2026. The CIL form is needed only from 100 m² of new floor space, which a loft inside the existing roof does not reach.

Brent loft questions

Does Brent want photographs with a loft application?

Yes, photographs of the site and its context go with every householder application. We take them on the survey.

Could my loft need a protected species survey?

Brent asks for one where a protected species is reasonably likely to be present. We flag it if the roof suggests it.

Do Brent’s front-only directions free the roof?

No. Class B is closed in any conservation area whatever the direction says.

What if I leave something off Brent’s list?

Brent wants a written reason, and can make the application invalid if it disagrees. We justify each omission.
