What do rear extension drawings cost in Camden?

We charge £589: £439 for the drawings, forms and submission and £150 for the survey visit, with no VAT to add. Camden Council’s application fee is paid to the council.

What the Camden price covers

  • A survey of the rear return, any bays and the garden
  • Existing and proposed plans and elevations with neighbouring windows marked
  • The 45 degree and 25 degree daylight lines drawn from the survey
  • A check of the conservation area appraisal for the rear return
  • Submission to Camden and replies to the case officer

Our drawings and submission paid to us£439
Measured survey paid to us£150
Council householder fee paid to the council£548

We charge £589 in total. The £548 is paid to the council when the application goes in, and the survey is charged once if you later order building regulations drawings for the same house.

Conservation areas and the larger-extension route

Camden’s guidance counts 39 conservation areas covering almost 50% of the land area. It says the larger single-storey rear extension rights, which go through prior approval, apply only to properties outside conservation areas. Properties in conservation areas keep only some permitted development rights (Camden Home Improvements CPG).

Where Class A does apply, the council strongly recommends a lawful development certificate to get formal confirmation. For example, a single-storey kitchen extension on a Kentish Town terrace outside any conservation area could use prior approval if it is deeper than the basic limit.

How Camden judges the design

The guidance wants a rear extension subordinate to the building, in keeping with the pattern of extensions at neighbouring buildings, and complying with the 45 degree test and the 25 degree test, or showing compliance by a daylight test. It asks you to preserve projecting bays, decorative balconies, cornices and chimney stacks, and to keep a reasonably sized garden.

In a conservation area, the guidance tells you to read the appraisal: the rhythm of the original rear return may be part of what is protected. Camden decided 129 of 212 householder applications inside 8 weeks in the year to June 2026, one of the lower shares in London, so a complete first submission matters. Where an Article 4 direction applies, as in some conservation areas, further rights such as rooflights can be removed, so we check the address. The guidance also says an application needs existing and proposed drawings plus the supplementary documents on the council’s website, which is the validation list we draw to.

Camden rear extension questions

Can I use prior approval in a Camden conservation area?

No. Camden says the larger single-storey rear extension route applies only outside conservation areas.

What daylight tests does Camden use?

The 45 degree and 25 degree tests, or a daylight test showing compliance.

Should I get a certificate first?

Camden strongly recommends one for works you think are permitted development.

How fast does Camden decide?

It decided 129 of 212 householder cases within 8 weeks last year. We cannot promise a date.
