Croydon rear extension drawings for £589

Croydon’s May 2026 validation list asks even a kitchen extension in Thornton Heath or Purley for a flood note and a fire statement. We draw the extension and write both.

  • £439 drawings + £150 survey (£589 total)
  • Flood and fire notes written
  • We submit to Croydon

How much are rear extension drawings in Croydon?

£589 in total: £439 for the drawings and submission plus £150 for our measured survey, and no VAT to add. Croydon Council’s planning fee is separate and paid to the council. Croydon charges no CIL on house extensions, so there is no levy bill to budget for.

Your Croydon set

  • Measured survey of the house, garden levels and the neighbours’ rear windows
  • Existing and proposed plans and elevations, plus long and short sections through the extension
  • Block plans at 1:200 or 1:500 with boundaries, trees and the houses either side
  • A short flood statement and the fire safety statement Croydon expects with every application
  • Photographs gathered in a separate document, as the council asks, and the submission itself
Where the money goes on a householder rear extension
Our drawings and submission paid to us£439
Measured survey paid to us£150
Council householder fee paid to the council£548
Total£1,137

We charge £589 in total. The £548 is paid to the council when the application goes in, and the survey is charged once if you later order building regulations drawings for the same house.

Two notes Croydon wants that most councils do not

Croydon’s list says every application needs a flood risk assessment, even outside the flood zones. For a householder extension that can be a brief statement, a look at the online flood maps and simple measures such as a water butt or permeable paving (Croydon validation list). The same list asks every application for a fire statement or fire safety exception statement under London Plan policy D12.

Neither is a big job, and we write both from what we see on the survey. What matters is that they are in the pack on day one, because a missing document is the usual reason a Croydon application sits unvalidated.

  • Sections: long and short, through the building, with levels shown
  • Photographs: in their own confidential document, with no faces, number plates or views into neighbours’ windows
  • Green Belt or Metropolitan Open Land: a calculation of the original floor space and volume

Conservation areas and Article 4 in Croydon

There are 21 conservation areas in Croydon, and Article 4 directions cover three of them: Chatsworth Road, The Waldrons and Kenley Aerodrome (Croydon conservation areas). A conservation area is article 2(3) land, so a rear extension of more than one storey there needs a householder application under Class A.

For example, a single-storey kitchen extension of 3 m on a semi in South Norwood may need no application at all, while the same idea on The Waldrons is worth checking against the direction before anything is drawn.

What happens after we submit

Once the application is validated, Croydon gives an estimated decision date 8, 13 or 16 weeks ahead depending on the type; a householder case sits in the 8 weeks group (Croydon after submission). In the year to June 2026 the council decided 502 of 527 householder applications inside 8 weeks.

On the levy, Croydon says CIL is not charged on extensions or other home adaptations (Croydon CIL). A new draft CIL schedule went to examination on 28 November 2025; that affects new homes, not your extension.

Croydon rear extension questions

My house is not near a river. Why does Croydon want a flood statement?

Croydon asks every application for one, so it can see the work does not add to surface water flooding. For an extension it is short, and we write it from the flood maps and the survey.

Is a fire statement really needed for a kitchen extension?

Croydon’s list asks every application for a fire statement or a fire safety exception statement. We prepare the short householder version with your drawings.

Will I pay CIL on a Croydon extension?

No. Croydon says CIL is not charged on extensions or other home adaptations.

How long does Croydon take?

A householder application has an 8 weeks target once valid, and Croydon decided most in time in the year to June 2026. We cannot promise a date.
