How much of Lambeth is protected?
Lambeth has 62 conservation areas covering about 30% of the borough (Lambeth conservation areas). Article 4 directions on external alterations cover all or part of nine of them, running from Vauxhall, Stockwell Park and St Marks in the north to Streatham Lodge, Leigham Court Estate, Park Hall Road, Hyde Farm, Lansdowne Gardens and Albert Square (Lambeth Article 4).
In any conservation area a rear extension of more than one storey is not permitted development under Class A. For example, a two-storey rear addition on a Stockwell Park villa needs an application, while a single-storey 3 m extension on a Tulse Hill house outside the conservation areas may need none.
What Lambeth’s information list asks of an extension
Lambeth’s Local Information Requirements ask for a tree survey to BS 5837:2012 wherever a proposal is likely to affect trees on the site or on adjacent land, including neighbours’ private trees and street trees (Lambeth requirements). Any basement, new or an extension of one, needs a basement impact assessment covering flooding, groundwater and structural stability.
Lambeth is piloting its own online submission tool for householder applications (Lambeth householder applications). We submit by whichever route suits the case, and we keep the drawing references consistent so the validation check is quick.

Lambeth rear extension questions
How do I know if my Lambeth house is in a conservation area?
Lambeth publishes a map and lets you check the constraints on any property in its planning database. We do that check for you before quoting the route.
Does a neighbour’s tree matter for my extension?
It can. Lambeth asks for a tree survey where trees on adjacent land, including street trees, may be affected by the work.
Will Lambeth charge CIL on a rear extension?
Lambeth’s residential rates run from £236 to over £400 per square metre depending on the zone, but an extension under 100 square metres is exempt.
How long does a Lambeth decision take?
The statutory period is 8 weeks from validation, and Lambeth met it for most householder cases in the year to June 2026. We cannot promise a date.
