Ealing rear extension drawings, £589 all in

In most of Ealing a modest rear extension needs no application. In Bedford Park, Brentham or Hanger Hill it almost always does. We find out which side of that line your house is on first.

  • £439 drawings + £150 survey (£589 total)
  • Article 4 checked first
  • Free redraws until approval

Your fixed fee arrives here.

Only if you would rather talk it through.

We use it to see what applies there: listing, conservation area, trees and so on.

Briefly: what you would like built, and what the planning officer has said, if anything.

Optional. Accepted: DWG, HEIC, JPG, PNG or PDF, up to 10 files and 28 MB combined.

Enquiries in by 3pm are answered that same working day.

What will rear extension drawings cost me in Ealing?

£589 with us, made up of £439 for the drawings and submission and a £150 measured survey, no VAT to add. Ealing Council’s planning fee is extra and goes straight to the council. If your extension turns out to be permitted development, we tell you, and the cheaper certificate route is open instead.

The Ealing package

  • An address check against the Bedford Park, Brentham Garden Estate and Hanger Hill Garden Estate directions
  • A measured survey and a full set of existing and proposed plans, elevations and a section
  • A design and access statement where the house is in a conservation area
  • The CIL form, completed so Ealing can see no levy is due
  • Submission, replies to the officer within Ealing’s 28-day window, and free redraws until approval
Where the money goes on a householder rear extension
Our drawings and submission paid to us£439
Measured survey paid to us£150
Council householder fee paid to the council£548
Total£1,137

We charge £589 in total. The £548 is paid to the council when the application goes in, and the survey is charged once if you later order building regulations drawings for the same house.

The Ealing estates where a rear extension always needs consent

Ealing’s Article 4 list shows that in Bedford Park the direction covers “the enlargement, improvement or other alteration of a dwelling house”, which is Class A, the right a rear extension normally relies on (Ealing Article 4). Brentham Garden Estate and Hanger Hill Garden Estate carry the same control, extended to windows, doors, porches, roof materials and chimneys.

So, for example, a 3 m single-storey kitchen extension on a Northfields terrace may be within Class A and need only a certificate, while the same extension on a Brentham cottage needs a full householder application with heritage reasoning behind it.

How Ealing handles an incomplete application

Ealing says an application will not be made valid until every required document and the fee are in, and that choosing the wrong application type makes it invalid (Ealing applying). If the council asks for more and hears nothing for 28 days, it returns the application and keeps a £45 administration fee (Ealing invalid applications).

We answer validation requests the day they arrive, which is the simplest way to stay well inside that window.

Decision and CIL in Ealing

Ealing says most applications are decided within eight weeks (Ealing decisions). The national figures agree for householder cases: 407 of 424 decided inside 8 weeks in the year to June 2026.

Ealing’s CIL from 1 March 2026 is £300 per square metre for residential development in Central Ealing and £150 in the rest of the borough (Ealing CIL schedule). A rear extension adding less than 100 m² is exempt under regulation 42.

Ealing rear extension questions

I live in Bedford Park. Can I build a small rear extension without planning?

Not usually. The Bedford Park Article 4 direction removes the right to enlarge or alter a house, so even a modest single-storey extension needs a householder application.

Does Ealing charge CIL on a rear extension?

Ealing’s residential rate is £300 or £150 per square metre depending on the zone, but an extension adding under 100 m² is exempt, which covers almost every rear extension.

What happens if Ealing says my application is incomplete?

It asks for the missing item and, if nothing arrives in 28 days, returns the application and keeps £45. We reply to those requests ourselves.

How quickly does Ealing decide?

Ealing says most applications are decided within eight weeks, and it decided almost all householder cases inside 8 weeks in the year to June 2026. Dates are never guaranteed.
