Redbridge’s depth and height guide
The Housing Design SPD gives maximum depths for single-storey rear extensions as a general rule of thumb: 3.5 m for a terraced house including an end terrace, 3.5 m for a semi-detached house and 4.5 m for a detached one. Greater depths are acceptable only where consistent with adjoining properties, and “creep” beyond the neighbours would generally not be supported (Redbridge SPD).
Flat-roof extensions should generally be 3 m high, with any parapet kept to 150 mm. Pitched roofs should not exceed 3 m at the eaves or 4 m overall. For example, a 3.5 m flat-roofed kitchen at the back of an Ilford semi fits the guide, while a 4.2 m pitched one would need a case made for it.
Estates, conservation areas and Class A
Redbridge has 16 conservation areas (Redbridge conservation areas). Its page links Article 4 directions for the Bungalow Estate (2017) and the Aldersbrook and Lake House Estate (2020), and the council encourages a duty planner chat or a lawful development certificate for properties with special conditions (Redbridge permitted development).
Elsewhere Class A can apply, though the SPD still judges planning applications against its own depths. Redbridge decided 680 of 706 householder applications inside 8 weeks in the year to June 2026. Its guide is a local list of design tests rather than a validation checklist, so we also draw the standard scaled plans a case officer needs to register the application.
