Your fixed fee arrives here.

Only if you would rather talk it through.

We use it to see what applies there: listing, conservation area, trees and so on.

Briefly: what you would like built, and what the planning officer has said, if anything.

Optional. Accepted: DWG, HEIC, JPG, PNG or PDF, up to 10 files and 28 MB combined.

Enquiries in by 3pm are answered that same working day.

How much do rear extension drawings cost in Enfield?

The total is £589: £439 for drawings and submission and £150 for the survey, with no VAT to add. The planning fee itself is paid to Enfield Council. We redraw at no charge until approval if the officer asks for changes.

In the Enfield fee

  • A survey that logs any tree with a trunk of 75 mm or more within 15 m of the house
  • Existing and proposed plans, elevations and a section, to scale
  • A block plan with boundaries, landscaping and any protected trees labelled
  • A check of your road against the 2006, 2008, 2009 and 2017 Article 4 directions
  • Submission, the validation follow-up and answers to the case officer
Where the money goes on a householder rear extension
Our drawings and submission paid to us£439
Measured survey paid to us£150
Council householder fee paid to the council£548
Total£1,137

We charge £589 in total. The £548 is paid to the council when the application goes in, and the survey is charged once if you later order building regulations drawings for the same house.

Getting through Enfield’s validation first time

Enfield’s householder requirements say a correct application is validated within 5 working days of receipt. If something is missing, the council emails, and if the information is not supplied within 21 days the application is withdrawn as invalid and an administration fee is kept (Enfield local list).

Where you think a listed document does not apply, Enfield asks for an Article 12 notice with a short reason. We use that where it is justified rather than padding the pack.

Trees: the Enfield item that catches extensions

A tree assessment is needed where work affects a tree in a conservation area or under a Tree Preservation Order on the site, or within 15 m of the building, counting trees with a trunk diameter of 75 mm or more at 1.5 m above ground. The assessment includes a full tree survey and root protection areas on the layout.

For instance, a rear extension in Grange Park, where large garden trees are common, often needs one. We flag it after the survey so it is booked before submission, not after a validation letter.

Conservation areas and Article 4 in Enfield

Enfield has a layered set of directions (Enfield Article 4): Article 4(2) directions from 26 January 2006 across conservation areas including Bush Hill Park, Clay Hill, Forty Hill, Hadley Wood, Southgate Green and Winchmore Hill; a 2008 direction for Grange Park, Meadway and The Crescent; a 2009 one for Abbotshall Avenue; and an Article 4(1) direction for Enfield Town in force since 8 January 2018. In any conservation area a rear extension of more than one storey is outside Class A.

The levy rarely matters. Enfield’s 2016 CIL schedule charges residential space at £40, £60 or £120 per square metre depending on the area (Enfield CIL), but an extension under 100 m² is exempt under regulation 42. Decisions run to an 8 weeks statutory period; Enfield made 851 of 920 householder decisions inside it in the year to June 2026.

Enfield rear extension questions

How long does Enfield take to validate an application?

Its own requirements aim for 5 working days when the right documents are provided. Missing items lead to an email, and 21 days to supply them.

Is my Enfield street covered by an Article 4 direction?

Several conservation areas are, under directions from 2006, 2008, 2009 and 2017. We check your address against the council’s maps before we fix the route.

Will a small tree in the garden mean a tree survey?

Enfield counts trees with a trunk of 75 mm or more at 1.5 m height, within 15 m of the building, where they are protected or in a conservation area. We tell you after the survey.

Do I pay Enfield CIL on an extension?

Not if it adds under 100 square metres, which is the case for almost every rear extension.
