How much are rear extension drawings in Southwark?

£589 for the lot: £439 for the drawings and submission and £150 for the survey, no VAT to add. Southwark Council’s planning fee is separate and paid to the council. If the officer asks for a change, the redraw is free until approval.

The Southwark package

  • A measured survey with photographs of your house and the neighbours’ rear walls
  • Plans, elevations and a section, each sheet with a reference number, north arrow and scale bar
  • The CIL additional information form, which Southwark asks of every application type
  • A fire safety strategy or reasonable exception form, as Southwark’s checklist sets out
  • Submission, and fast answers within Southwark’s 21-day window
Where the money goes on a householder rear extension
Our drawings and submission paid to us£439
Measured survey paid to us£150
Council householder fee paid to the council£548
Total£1,137

We charge £589 in total. The £548 is paid to the council when the application goes in, and the survey is charged once if you later order building regulations drawings for the same house.

What Southwark checks before it registers an extension

Southwark’s householder validation checklist wants CIL information from every applicant, and fire safety information too: either a strategy written by a named, competent person or the shorter reasonable exception form (London Plan policy D12) (Southwark householder checklist). Its general guidance adds that each drawing needs a reference number, north arrow and scale bar, that documents go in as separate files, and that personal contact details must be kept out of them (Southwark applying).

If anything is missing, the council writes and allows 21 days; if it hears nothing after 35 days, it closes the application and a new one is needed (Southwark after submission). It may also ask for photographs of your house and the neighbours’ houses, which we take on the survey.

Sunray Estate and the conservation areas

Southwark’s Article 4 direction for the Sunray Estate conservation area on Denmark Hill means planning permission is needed for development there (Sunray Estate Article 4). Elsewhere, a conservation area still removes the right to a rear extension of more than one storey under Class A.

So, for example, a single-storey kitchen extension on a Sunray Estate house needs an application, while the same plan on a Nunhead terrace outside the conservation areas might go through as permitted development with a certificate.

Who decides, how long, and the levy

Southwark sends an estimated decision date when it registers an application, 8, 13 or 16 weeks ahead by type, and most decisions are made by senior officers. A case goes to committee if, among other things, it draws 5 or more relevant objections or two councillors ask. In the year to June 2026 Southwark decided 424 of 435 householder applications inside 8 weeks.

Southwark’s CIL on residential space is £435, £218 or £54 per square metre before indexation, depending on the zone (Southwark CIL). An extension adding less than 100 m² is exempt under regulation 42.

Southwark rear extension questions

What happens if Southwark finds something missing?

It writes to say so and gives 21 days to fix it. After 35 days without a reply the application is closed and you start again, so we answer the same day.

Do I need a fire strategy for a house extension in Southwark?

Southwark wants fire safety information with every householder case. For most extensions the short reasonable exception form is enough, and we fill it in with your drawings.

Can my neighbours send my extension to committee?

Five or more relevant objections is one of Southwark’s committee triggers, along with other criteria. Most householder cases are decided by senior officers.

Is a Sunray Estate extension possible?

Yes, with planning permission. The Article 4 direction means an application is needed, so the design has to respect the estate’s character.
