Rear extension drawings for Hackney homes, £589
Hackney’s Article 4 directions are not all the same. In Shacklewell Green, on named streets, Class A itself is removed. In Brownswood, Beck Road and Well Street, the rights removed are for the land around the house and minor works. We read the right one.
- £439 drawings + £150 survey (£589 total)
- Shacklewell Green checked
- Heritage and validation covered
What do rear extension drawings cost in Hackney?
We charge £589: £439 for the drawings, forms and submission and £150 for the survey visit, with no VAT to add. Hackney Council’s application fee is paid to the council.
What the Hackney price covers
- A survey of the back addition, side return and garden
- Existing and proposed floor plans, elevations and sections
- A check of your street against Hackney’s conservation-area Article 4 directions
- A heritage note for the case officer where the house is in a conservation area
- Submission to Hackney and replies to the case officer
| Our drawings and submission paid to us | £439 |
|---|---|
| Measured survey paid to us | £150 |
| Council householder fee paid to the council | £548 |
| Total | £1,137 |
We charge £589 in total. The £548 is paid to the council when the application goes in, and the survey is charged once if you later order building regulations drawings for the same house.
Which Hackney direction applies to your street
Hackney lists three conservation areas with non-immediate Article 4 directions: Brownswood, Beck Road and Well Street. The rights removed cover alterations within the land around a house, small works and minor construction, and renewable energy systems, effective from 9 May 2025 for Brownswood and Well Street and 28 May 2025 for Beck Road (Hackney Article 4).
Part of Shacklewell Green is stricter. For April Street 1 to 14, Perch Street 1 to 25, Seal Street 1 to 36 and Shacklewell Lane 97 to 129 (odd), the direction removes Part 1 Classes A to H and Part 2 Classes A to C, effective from 22 October 2019. Class A is the rear-extension right, so (Class A) is gone there. For example, a side-return infill on Seal Street begins as an application.
Other conservation areas and the paperwork
De Beauvoir and St Mark’s also have directions that do not cover every property, and Hackney tells owners to check the map and appraisal for theirs (Hackney conservation areas). Hackney’s submission page links a validation checklist for householder applications and says it decides other applications in eight weeks (Hackney submission).
Hackney decided 223 of 247 householder applications inside 8 weeks in the year to June 2026.
